The following conditions of the lease shall be honored by the LESSEE, his family members, and any visiting guests:

* No smoking of any kind permitted. * No modifications can be made to the premises.
* 1 dog of 22 lbs or less allowed; not more than 1 cat.
* The condominium rules and bylaws shall be honoured.
* Any Promise to Lease must be accompanied by a letter of employment, recent credit check, and references.
* As per LESSOR's request, any Promise to Lease must be open for 36 hrs.

As per the LESSOR's request, the LESSEE shall remit the amount of 1 month's rent as a security deposit, to be made payable to "Via Capitale du Mont-Royal in trust". A walk-through shall be conducted with the LESSOR or his representative prior to occupation of the premises and on the last day of the lease.
